How Long Will It Take To Build A Granny Flat?

On average it takes approximately 12-14 weeks to complete construction for a standard design. If your granny flat involves a more complex design it may take a little longer. Alux Homes will discuss this with you upfront so you are fully aware of the timeline.

What Are The Requirements for a Granny Flat?

Granny flats are now permitted in all residential zones across the State, subject to meeting certain requirements:

  • There is only one house and one granny flat on the lot. The principal house is not on a separate lot.
  • The combined total floor area of the house and the granny flat complies with the floor space area controls in the local environment plan.
  • The maximum floor area of the granny flat is no greater than:
    • 60 square metres; OR
    • The maximum floor area prescribed by the council in the local environmental plan.
  • The lot is not subdivided.
  • The granny flat meets planning controls such as building height and setbacks, floor space ratios, and open space in the local environmental plan and/or the complying development provisions in the Affordable Rental Housing SEPP.
  • The block must be 450 square metres and at least 12 metres wide.
  • The granny flat meets the requirements of the Building Code of Australia BCA).

There are no requirements under the policy to provide any additional parking for the granny flat. A granny flat may occur either with DA consent, or as complying development (CDC). Alux Homes understands all of the requirements to assist you.

Who Will Help Me With My Plans to Build a Granny Flat?

We also need to work out what sort of home we can undertake on your block which will help determine your budget. We can also work with your plans if you already have a design. Once plans are drawn up we get the necessary complying development certificate approvals (CDC) from council (6-8 weeks) or a licensed certifier within as little as 10 days. Or we may need to lodge a Development Approval (DA) with your local council. Either way, you will be in experienced hands.

Can I Build a 2-Storey Granny Flat?

It depends. It is a good solution to build a two storey granny flat if the lot is narrow but there are certain requirements to consider. The Building Code of Australia (BCA) states that the higher a building is, the larger the rear and side setbacks will need to be. This is to compensate for the increased height. Once the building exceeds 3.8 metres these requirements are calculated to suite.

Can I Build and Then Rent Out a Granny Flat?

Investing in a granny flat is a cost-effective way to drive additional income. Either from your investment property or create additional value to your home as they can be rented for more than market value.
