Do I Need to Hire an Architect?

Our in-house Architect has an Architectural degree from Sydney University, and has vast experience working on many projects. He completely understands the design process, customising your design to your requirements to achieve your
desired outcome. We provide everything from concept designs of your project, detailed plans for submission to council and the development application.

If you wish to supply your own architectural plans we are happy to use them if they are suitable or we can work together to create something exceptional.

Can I Visit the Site During Construction?

Yes, but remember it’s a building site so safety and preventing injury is paramount. There are likely to be all kinds of hazards on the site and we, the builder are completely responsible for your safety. We do encourage you to visit the site from time to time to inspect your property during construction. Only authorised people are allowed onto the construction site so in order to do so you must make an appointment with your dedicated supervisor of the build. He will then arrange for you to attend site under his supervision. Be aware, that if you enter the building site without permission, the site supervisor has the right to remove you.

Can I Use My Own Contacts to Supply Materials and/or Labour During the Build Process?

The simple answer is no and here’s why. Alux Homes have a reputation of producing high quality homes. As an experienced builder we fully understand the processes involved to ensure the build goes as smoothly as possible. We are constantly turning over a high number of new build homes and as such have nurtured close relationships with suppliers to enable the purchasing of materials and inclusions in bulk, at trade prices. This relationship allows us to build affordable custom built homes to suit your budget and timeframe.

Our skilled team; of trades, sub-contractors, architects and interior designers are all hand-picked because we know the quality of their work and this enables us to standby our guarantee across the entire build.

Alux Homes will coordinate and project-manage your entire build from conception to completion. We will assist with:

  • Land Acquisition – We can help you find your block of land if you are not re-building on your existing block. (Knock Down Rebuild).
  • Custom Design – a new plan using our highly skilled in-house Architect – his experience will ensure that the design is compatible with your block of land and incorporate your design elements.
  • Interior Design – by our design professionals – who will assist you with choosing your inclusions and colour scheme.
  • Manage – we will control the building contractors, tradespeople, manage the purchase and delivery of goods and materials to ensure the build is on time and within budget.
  • Open communication – we want you to be involved in this experience so our transparent discussions throughout the build is of primary importance. We will constantly keep you up to date on progress and with important issues that may arise.

Is It More Expensive to Build a Custom Build Home?

Essentially, when you go through Alux Homes to create your custom home design, you not only save thousands of dollars, you also save time and unnecessary problems with the building process. That’s because you journey through the entire process with the one builder who will make the building process streamlined and enjoyable. You get the advantage of our experienced in-house Architect and interior designer included in the price, who will take your ideas and create the home you need. When you decide to custom design your new home, or renovation, we ensure that it will be designed using the most economical and structurally sound methods. All warranties are in one place, supplied by Alux Homes as the builder so it is easy to keep check of. We also provide a fixed price building contract so you can align this with your expectations and budget ensuring your dream home is affordable without compromising on quality.

Can I Make Changes During the Construction Process?

Wondering how to go about making changes to your house plans once the project is underway? Well you can – to an extent. Once parts of your home are in place, you will not be able to do a major redesign or make structural changes.

You may be able to make changes to paint and flooring choices, wallboards, window styles and more. However, all of these changes need to be made sooner rather than later. Don’t expect to change the shape and size of your windows if we have already installed the framework for them. You should also make every effort to specify a change before we order the materials, otherwise you could end up paying for the materials you originally specified as well as your new choice. Any changes will have a major run on affect with time spent on redesign, getting new approvals, delays to the build and lastly the cost of your new home will skyrocket. Alux Homes will discuss, at the initial meeting with you, exactly what changes can or cannot be done.

We highly recommend it is more cost effective to make changes during the design phase of your home – before construction starts.
